1930’s Block of Flats
Corrosion of steel lintels
The development comprises 10 similar blocks of flats and all suffered a common fault with 1930’s construction.
Like many buildings built at this time, the buried steel skeleton structure did not include any form of corrosion protection. As a consequence, water penetration through the parapet brickwork above the bay windows (see top photograph) lead to corrosion of the steel lintels (bottom photograph). The corrosion lead to expansion of the steelwork which burst the brickwork and created significant cracking.
Weeks of survey work was undertaken from a cherry picker and a programme of repair and replacement was devised to replace defective lintels with minimum inconvenience to the occupiers.
